Atlas Flashing Replacement: The Jacksonville Owner’s Guide
Atlas flashing replacement in Jacksonville typically runs $14 to $32 per linear foot installed, with most homes needing work on 40 to 120 linear feet depending on where the leak is. We stock Atlas-compatible flashing on our trucks and can handle most swaps in a single visit. What owners usually notice first is a water stain on the ceiling after a hard Florida downpour, or granules collecting in the gutter below a wall intersection. The flashing did its job for years, then a seam opened up and water found the gap.
We are an independent roofing contractor, not affiliated with Atlas. What that means for you is we match the right flashing to your existing Atlas system without being tied to one manufacturer’s price sheet.
Which Atlas Models This Applies To
Atlas flashing is not one universal part. The profile changes depending on whether your home has Atlas Pinnacle shingles, Atlas StormMaster, or the Atlas Chalet line that was discontinued after widespread failures along the Florida coast. The good news is that Atlas flashing profiles are standardized by gauge and bend geometry, so matching is straightforward once we identify what is on the roof.
The common Jacksonville setup is galvanized steel step flashing at 26 gauge, with a 2-inch vertical leg and a 4-inch horizontal leg, tucked under the Atlas shingle course. If your home has a stucco exterior, the flashing is likely embedded and requires a different removal method than open siding. You can find the shingle identification on the original warranty paperwork or on the underside of a shingle tab. If you do not have either, we match by measurement on site.
For OEM versus aftermarket: Atlas-branded flashing is fine but carries a markup for the name. A quality 26-gauge galvanized or aluminum equivalent performs identically in Jacksonville’s climate when installed to the same measurements. We will quote both and let you choose.

Signs Your Atlas Flashing Replacement Is Failing
- Water staining on ceilings or walls near dormers, chimneys, or roof-to-wall intersections. This is the classic signal. Flashing fails at the seam first, and gravity does the rest. The stain may appear feet away from the actual break.
- Granules in gutters concentrated below a valley or wall joint. When flashing lifts, water gets under the shingle edge and washes granules loose. You will see more granules in that one spot than anywhere else on the gutter run.
- Rust or corrosion visible at exposed flashing edges. Coastal air in Jacksonville is salt-heavy. Galvanized flashing that is 15 or 20 years old will show rust at the exposed lip long before it leaks. That rust is a countdown.
- Lifted or curled shingle edges at the flashing line. The shingles rely on the flashing to hold the edge down. When the flashing warps from heat cycling, the shingle edge follows it up and creates a wind catch.
- Daylight visible in the attic at a roof-to-wall joint. Get up there on a sunny day with the lights off. If you can see light at any wall intersection, water is getting in there too.

AfterReplacement Cost & What’s Included
Our installed price for Atlas flashing replacement in Jacksonville lands between $14 and $32 per linear foot. The low end covers straightforward step flashing replacement on a single-story home with accessible roof lines. The high end covers homes where we are cutting into stucco, replacing embedded flashing, or working on a steep pitch that requires additional safety rigging.
Every quote includes removal and disposal of the old flashing, the new flashing material (OEM or aftermarket, your choice), a fresh bead of sealant rated for Florida UV exposure, and re-securing the surrounding shingles. You get the number in writing before any work starts. That price does not move at the door. The work is covered by our 365-Day Done Right Promise: if it fails within a year, we come back and fix it at no charge.
DIY or Call Us?
Flashing replacement does not carry the injury risk of high-tension springs or electrical work, but it is the most common place for a homeowner repair to fail quietly. The issue is that flashing looks simple from the ground. It is not. The sealant has to be compatible with the existing material, the lap order has to shed water correctly, and in Jacksonville’s summer heat, a small mistake opens up within months.
What you can safely do is check from the ground: look for lifted shingle edges at wall joints, check gutters for concentrated granule piles, and watch for ceiling stains after heavy rain. That tells you whether the flashing is suspect. If it is, call (904) 719-6346 and we will inspect it and give you a written price. If it is not right, we are not done.
FAQs
Most Atlas flashing lasts 15 to 20 years in Jacksonville, which is shorter than inland Florida because salt air accelerates corrosion on exposed edges. If your flashing is past year 15 and showing rust at the lip, replacement is cheaper than waiting for the leak.
A partial repair is possible when the failure is a single open seam or a loose nail, but it is a short-term fix. Your Atlas roof system sheds water as a unit. When one flashing point fails, water has already been moving under the shingles. We will tell you honestly if a repair will hold or if replacement is the only real fix, and we will put the price for either on paper first.
Most Atlas flashing replacements take four to eight hours, depending on how many linear feet are involved and whether we are cutting into stucco. A chimney and two dormers on a typical Jacksonville two-story is usually a one-day job.
We stock 26-gauge galvanized and aluminum flashing profiles that match Atlas specifications on our trucks. We also work with GAF, Owens Corning, and CertainTeed materials, so if your home has a mixed system, we can match what is already on the roof without a second visit.
