GAF Flashing Replacement: The Jacksonville Owner’s Guide

GAF flashing replacement in Jacksonville typically runs $350 to $900 installed, depending on the flashing type, roof pitch, and how much decking or shingle work is involved. Most flashing jobs we quote are completed the same day once we’re on site. The usual discovery is a ceiling stain near a chimney, skylight, or wall intersection after a hard Jacksonville downpour, or granules from the shingles collecting in a gutter while the flashing above it has quietly been losing its seal for months.

Flashing is the metal or membrane that sits where your roof meets something vertical: a chimney, a wall, a vent pipe, a skylight. When it fails, water doesn’t pour through all at once. It works its way in slowly, rots the decking, and by the time you see the stain inside, the repair is rarely just the flashing. We stock GAF-compatible flashing on our trucks, and we match the gauge and profile to the roofline, not just whatever is closest in the bin.

Which GAF Models This Applies To

GAF doesn’t stamp flashing with a model number the way they do shingles, so compatibility is about the roof system, not a serial lookup. We install flashing matched to GAF architectural and designer lines: Timberline HDZ, Timberline UHDZ, Timberline NS, and the Slateline series. What matters more is the flashing profile and the roof’s pitch. GAF roofs with a steeper pitch, common in Mandarin and Ortega, shed water faster and put less demand on step flashing. Low-slope sections near Regency Square and the Beaches hold water longer and need wider flashing pans with more overlap.

The OEM-versus-aftermarket decision for GAF flashing is simpler than most homeowners expect. GAF-certified flashing kits are engineered for the exact profile of their ridge caps and vents, and they’re the safe bet when you want a clean, matched installation. Quality aftermarket flashing, when the gauge is right and the metal is coated properly, performs the same. We tell you which you’re getting and why before the work starts. If your roof is under a GAF manufacturer warranty, we recommend OEM flashing so there’s no question about the system staying within spec.

Brennan Roofing Co Jacksonville is an independent service provider and is not affiliated with GAF. We install GAF-compatible materials because they’re good products, not because we’re part of any factory program.

Signs Your GAF Flashing Replacement Is Failing

  • Water stains on ceilings or walls near a chimney, skylight, or dormer. This is the late-stage signal. The flashing seal has been compromised for a while, and water has traveled along a rafter or stud before showing itself indoors. By the time the stain appears, the decking underneath is usually wet.
  • Lifted, curling, or missing flashing at roof-wall intersections. Jacksonville’s afternoon thunderstorms and hurricane-season wind gusts work metal loose over time. Once a step flashing piece lifts even a quarter inch, wind-driven rain gets behind it.
  • Rust or corrosion on exposed flashing. Salt air near the Beaches and Intracoastal speeds up oxidation. Rusted flashing develops pinholes within a few seasons, and pinholes let water in every time it rains.
  • Granules piling up in gutters below a flashing run. Granule loss means the shingles above the flashing are failing, which breaks the shingle-to-flashing seal. It’s common on Jacksonville roofs past the 12-year mark, especially south-facing slopes.
  • Daylight visible in the attic near penetrations. This is the one to check after a storm. If light gets through around a vent or pipe, water gets through too. We find this a lot on older Arlington and San Marco homes where original pipe boots have cracked.

Replacement Cost & What’s Included

Flashing Type Typical Installed Cost in Jacksonville
Chimney flashing (base and step) $450 – $900
Skylight flashing $350 – $650
Valley flashing $400 – $800 (per valley)
Pipe boot / pipe flashing $150 – $325
Step flashing (per wall run) $350 – $700
Drip edge (per linear side) $200 – $450

Your price depends on three things: the flashing type, whether the surrounding shingles and underlayment are still sound, and how much of the old flashing has to be cut out rather than simply lifted. We don’t do a “flashing-only” price that balloons once we’re on the roof. The written quote covers the flashing, the fasteners, the sealant, the removal of the old material, and the re-setting of shingles around it. If the decking beneath is rotted, we’ll show you before we replace it, and the cost is agreed on in writing before we proceed. Every flashing replacement we do carries the 365-Day Done Right Promise: if it fails within a year, we come back and make it right at no charge.

DIY or Call Us?

What you can safely do: check your attic for daylight, look for lifted flashing from the ground with binoculars, and clear debris that’s holding water against a flashing run. Those are worthwhile and cost nothing.

What goes wrong with DIY flashing replacement: pulling shingles breaks their seal, and reseating them over new flashing without the correct nailing pattern creates a new leak where the old one was. Working near the eaves or on a steep pitch without a harness is how roofers get hurt, and a homeowner without roof jacks shouldn’t be up there. Flashing work is finish-grade: the metal has to lay flat, the overlaps have to face downhill, and the sealant has to be compatible with both the metal and the shingle.

Travis Oakley has pulled apart enough poorly done DIY flashing on Jacksonville homes to know the pattern: it holds for one season, then fails harder than before. If it’s not right, we’re not done. Call (904) 719-6346 and we’ll give you a written price before any work starts.
